We’ve known the developer on this project for at least five years. They specialise in residential new builds and this particular project consisted of a four-bed house and a four-storey development of six, three-bed duplex apartments. We won the project through competitive tender against two other electrical contractors. What swung it for us was a combination of the quality of work this developer has come to expect from us and the price we quoted, because we were able to pitch ourselves very competitively.
What we did on this project – the summary
This was a nice project because we were asked to handle everything from the creation of the technical electrical layouts to the cabling, lighting, fire alarm, intercom and AOV smoke system.
There was a lot to do on this project and a tight deadline of eight months to complete it in, so we had our work cut out for us.
- Cabling – The cabling in a new-build property should be fairly straightforward, and it was in this case, but the square footage of all the properties on this project and the gruelling schedule meant there was no room for error.
- Fire Alarms and AOV – An automatic opening vent is a smoke control system that on sensing a fire will open a vent to suck smoke out of the building to give those living in a block of flats a greater chance of evacuating safely.
- Intercom – Most modern apartment blocks today have an intercom system for security, but this was an advanced model with a colour screen for better visibility.
- Lighting – Energy efficiency is key for most of our clients, so we often use LED lighting. It’s far more efficient, the bulbs last longer, and it offers far more flexibility for control and ambience.
Everything was completed on time and now all properties are occupied. We were very proud of our work on this complex project.
